Getting Started: All States 1031 Check List


Consult your tax advisor about the benefits of exchanging

Call All States 1031 for a complimentary consultation

Provide All States 1031 with your contact information, your closing attorney or agent's contact information, and fax or email a signed copy of your Purchase & Sale Agreement with any other requested documents

Sign the exchange documents prior to or at Relinquished Property closing and fax or email back to the Qualified Intermediary

Consult your tax advisor about what should and shouldn't be paid out of the exchange proceeds on the HUD/Settlement Statement

Choose the replacement properties that you wish to identify on your identification letter that are of equal or greater value of the adjusted sales price of your relinquished property (it is best to pinpoint the adjusted sales price with your tax advisor)

Submit 45 Day Identification Letter to Qualified intermediary no later than midnight on your 45th day with complete property addresss and tax identification numbers if available (if Tenant-in-Common property or shared property you will need to add the exact percentage of property being purchased)

Fax signed Purchase & Sale Agreement for replacement property along with the closing agents contact information and instructions for the deposit if a deposit is needed to be paid with the exchange proceeds

Return signed replacement property exchange documents to the Qualified Intermediary(ex. Replacement Assignment and withdrawal form for deposit and/or wire for purchase)

Remember to file the form 8824 with your tax return and sit back and enjoy all of your smart and easy tax savings
